Nestled in the heart of Boyanup’s tranquil landscape, #House101 represents a refined vision of industrial modern design thoughtfully influenced by nature. This bespoke 4-bedroom, 2-bathroom home is as practical as it is visually striking. This one of a kind build is a considered response to the clients’ aspiration for a warm welcoming family home, whilst still merging robust materials with organic touches to create a dwelling that is both boldly modern and deeply connected to its environment.
Energy-Efficient Design
Despite the challenges of a high BAL-29 rating, the design leverages passive solar principles to achieve an impressive 8-star NatHERS rating. North-facing orientation, strategic shading, high-performance insulation, thermal mass, double glazing, and passive heating and cooling strategies work in harmony to maintain year-round comfort.
From the outset, the home makes a lasting impression with its bold use of dark vertical cladding, reclaimed brickwork, and warm timber detailing. These materials create a rich visual dialogue between industrial edge and natural warmth, ensuring the home feels perfectly attuned to its semi-rural setting. This setting required precise placement to optimize both privacy and view corridors. This was addressed through clever placement of living zones and outdoor spaces, ensuring functionality without compromising aesthetics and taking into consideration future developments and nature zones.
Internally, the home’s design is anchored around an open-plan living space that prioritises flow and light. The kitchen sits at the heart of the home, complete with a generous pantry and direct access to the cleverly framed backyard with large alfresco zone. Burnished concrete connects the expansive and airy meals and living areas, framed by extensive glazing that draws the outdoors in, reinforcing the home’s connection to its environment.
The master suite enjoys privacy at one end of the home, complete with a spacious ensuite and walk-in robe. Whilst three additional bedrooms and a full bathroom are grouped at the opposite end, supported by an activity room that provides flexibility for a growing family, whether as a kids’ retreat, study area, or hobby space.
Thoughtful inclusions like powder rooms, ample storage, and a practical laundry connected to the alfresco zone further enhance liveability.
Client Brief & Vision:
The brief called for a forever home that would provide comfort, functionality, and a sense of understated luxury—blending open plan living with a passive performing design and an effortless feeling of indoor-outdoor connection. Sustainability, low maintenance, and resilience were non-negotiables, as was a desire for the home to integrate harmoniously with the semi-rural surroundings while offering crisp, modern aesthetics.
Conclusion
#House101 is a celebration of regional modernism, innovation, and craftsmanship. It’s a home that not only meets the brief but exceeds it with its 8 star NatHERS rating—pushing the boundaries of sustainable living and high-quality design in a rural context. Its balance of elegance, functionality, and environmental responsibility positions it as a standout project both for its owners and the housing industry.
